Crofton MD Realtime Real Estate Statistics for December 2010

The Crofton real estate market was hopping in December including homes for sale and homes for rent. There were a total of 16 homes sold in Crofton.

The top price sale was a single family home in Crofton Chase. That home sold for $499,000. It appears to have been a little under priced and sold quickly, in just 13 days for $10,000 under asking price with no closing help.

The low sale price was $187,500 with $5,500 in closing help for a one level condo in Wellfleet Mews that was a negotiated short sale. That home was on the market for 28 days and was in the negotiation phase for 7 months!

This was the only short sale settled in Crofton in December and there were no foreclosure sales settled.

The total number of sales for December was up 23% over the same period in 2009. We are experiencing a nice little increase in showing volume that has yet to be pinpointed!

The average sales price is down just a tad over last month at $325,369 but again holding very and continuing our trend to indicate that Crofton real estate is going to be one of the earliest markets in Anne Arundel county to recover.

The average days on market for this month’s sales is down substantially and sitting at 90 days and the average sale price was up slightly to 93% of the asking price.

Our rental market remains stronger than ever with a total of 18 homes rented in December ranging in price from $1,195 to $2,500 with an average of 33 days on the market.

Fort Meade BRAC is already bringing new home buyers and renters our way and there is an even stronger demand for good rental housing and apartments. Crofton MD Realtime Real Estate Statistics for November 2010

Welcome to the 1st monthly edition of The Roskelly Team’s Crofton MD real estate update. We will be updating you monthly on all Crofton home sales and home rentals to keep you up-to-the-minute with our market.

In November 2010, there were a total of 15 homes sold in Crofton. The most expensive was a new construction single family home located at 1815 Chaney’s Grant Court in the new Chaney’s Grant subdivision right off of Route 424 just before the intersection of 450. That home sold for $635,000.

The low sale price was $110,000 on a condominium located at 1632 Grason Lane in the Meadowcroft subdvision. This low sale was 1 of 4 foreclosed homes that sold this month. All priced under $200,000. And despite all the buzz on short sales, not one of the 15 home sales in Crofton this month was a short sale.

The total number of sales for November was down 65% over the same period in 2009 but the bulk of that relates to the huge volume of sales that we had in 2009 when the tax credit was expiring. However in comparing to previous years where the tax credit wasn’t in place we are still down a bit.

The average sales price is down slightly this month to $327,029 but is still hanging on much higher than many competing areas in Anne Arundel County keeping Crofton real estate as a top investment. The average days on market for this month’s sales was 117 days and the average sale price was 91% of the asking price. A good tip to keep in mind when determining your market pricing strategy.

Our rental market remains stronger than ever with a total of 20 homes rented in November ranging in price from$1,195 to $2,800 with an average of 33 days on the market. We’ve all read the headlines and heard the news about just how bad the real estate market is in general, but when you take a close look at Crofton Real Estate in Maryland you’ll see that it has been and continues to be a great investment!
