The art of home staging

Oh it’s too expensive you’re thinking….or I just don’t have  enough time to complete a major project before I put my house on the market for sale.   Think again!  Home staging is an absolute must unless you live in the rarest of homes that looks like a model.  Statistics are loud and clear that staged homes seller faster than non-staged homes and they sell for more money.  So what’s not to love?

I speak with a lot of people who think staging means new furniture, drapes, the whole nine.  But that simply isn’t the case.

  • De-cluttering is the first step in staging and our home owners tell us that once they start it is hard to stop.   Nothing makes a home feel fresher and larger than clearing out the extra “stuff” that you’ve been storing.
  • Step two to home staging is attending to any preventive maintenance items that you have on your “honey do” list.    You can be sure that the leaky faucet or cracked window that never really bothered you will be a big deterrent to a potential home buyer.   And something that small can lead buyers to ask…what else has been deferred that I can’t see.
  • Step three is the actual staging.  While schools of thought on this vary I am a strong believer that it is not OK to just re-arrange what you have.  I recommend new linens for windows, beds & baths unless yours are in pristine condition.  While this may sound daunting, the average cost per 4 bedroom 2.5 bath home is less than $500 and you can take all your new “stuff” with you to the next house or leave it as a bonus for the buyers.  We’ve even had people request that the seller leave their bathrooms staged because they love they way the look.   A professional home stager can help or make shopping choices for you and work with you to place the finishing touches.  A good stager will be able to augment additional/expensive items like silk plants and wall hangings to give you that picture perfect look.  And getting what we call “the money shot” is what selling real estate is all about.  Buyers want to see homes on-line and those homes with the best presentation will receive more showings and offers than those without.
